Had everything we needed. The only problem is that the people can hear u when u speak. And u can hear people. It's not very soundproof. Pay attention.

Great location, in a quiet and silent street, well connected to the main arteries of the old city. The girls on the staff are good and kind, the cleaning is good. The room is less: the sink is blocked, ok, the shower that doesn't work very well, ok, but the problem of mice and pigeons in the attic that made noise all night is from the morning to 5.30. I asked if the problem could be solved, in response I was reimbursed for one night, but put on the doorstep, with the city full for the festival and without being able to go anywhere. Honestly, I didn't understand the "not wanting to solve the problem". Other solutions could have been found. So I, the owner, wasn't as kind as his girls on the staff. Noisy room aside, the value for money is good.

I was absolutely satisfied with the location, it's in the green area. The party area is really close by still I didn't hear anything. Lot of caffees and amazing restaurants are close by and the cooking school is just at the opposite side of the street. My room was at the 3 floor. First I had an AC room, it was really comfortable and then I had a room with fan that was good as well. The stuff was kind and they cleaned up the room quickly. For me it was perfect, but if you want to have a fancy room this is not your place. I think it is worth the money.

Convenient location in the old town, ok for 1-2 nights. Water runs from the sink onto the floor

Good location, old facilities. Cant complain for the low price. I would suggest the guest house to replace or fix the old bed frame.

Location is very convenient,near to everything.

Very spacious and clean. For the price it’s a great place but if you’re tired and want sleep. It’s right at the start of the strip so you’re not gonna get much unless you have ear plugs. Saying that I had a great stay! Thankyou

There was no water provided in the room at all. The service was poor, and the room next door was very noisy. There was no one at the reception desk. However, the room was clean, but the lighting inside was very dim.

this guest house represents a good location for reasonable cost, chill ambiance with some quirks like kamikaze stairs and door padlocks, the only thing startleling was strong smell of pesticides which would leave one gasping for air.. fortunately it eventually dissipated

Very good value for money, clean and nice

Its located in a quiet area of Chiang Mai old town, close to food places and bus stops. The room is well kept, shower is very nice and theres a heated option too! And AC if you need it. The sunrise is also super cool from the 3rd floor. Its also family owned with a nice seating area on the second floor. 10/10

The room was ok, but it's very hard without air-conditioning! Worth the price. No shower gel as mentioned in the reservation tho
