I always enjoy staying at this hotel. It's clean and comfortable, and it comes with a wonderful breakfast! Staff is friendly and very helpful when needed. The beds are very comfortable, and a blankets are warm!

When we first arrived had to wait to be checked-in we’re unhappy at receptionist she was taking way too long trying to get us settled in. Overall, we enjoyed our stay and breakfast. Problem’s I had was that I couldn’t shower like I wanted too because the shower head wasn’t working correctly. I also found a stain on the headboard it didn’t bother me because it really wasn’t an issue. I just it could have been resolved while cleaning the room.

Great location. Right next to the Tangers Mall. Friendly front desk staff!. However , the breakfast is not so impressive, just the basic stuff. Bathroom is very small. If you’re a tall or big person, don’t book their room. Bed is very comfortable though .

I had nothing but the best experience here. I booked online through a 3rd party, but when I called and talked to the front desk lady, she was extremely nice and made sure I had a room on the lower level due to mobility issues. I will definitely come back as soon as I can. I was also able to bring my small dog with me, which was even better.

The location of hotel is excellent. We came for a volleyball tournament and the stay was great. Staff was awesome and the room was very spacious. Would definitely recommend.

The place is fine. If you wanna be in the center of Hannibal, Missouri… It’s a good option.
It certainly not a new facility One of the two ice machines wasn’t working… But there was no Sign saying that. The layout of the facility puts the pool in the hot tub in the middle of the building, which makineverything pretty darn loud

Really nice location nice rooms little outdated but very comfortable service was amazing great location. The only thing that we were kind of bummed about is the pool was outside and it was closed. That was why we rented it in the first place, but overall great experience.

TTài khoản kháchFinding and getting into the motel is fairly easy as it is on Hwy 76. The main lobby is very clean and welcoming as are the staff. I did note that they had a No vacancy sign taped to the door, so that let me know they were a popular spot on the strip. We got there a little early, and there wasnt a guarantee that our room would be ready but the lady was very nice and was able to get us in without an issue. Process was quick and easy and we were assigned room 1121, ground floor, furthest away from the main road, on the backside of the building. We parked, used the key easily (just tap and go), and walked in. The smell made it obvious to us that there had been a major flood or leak because it reeked of attempts to cover the smell of mold and mildew. We could see water damage everywhere and even the sheets on the bed were damp due to excessive moisture in the air. We have worked restoration from flooding and could distinctly smell something reminiscent of an ozone machine. The air unit was black and broken in pieces, but it still worked, for which we were grateful. The carpets were dirty and in a serious need to be cleaned although by the door had the worst of it. The silicone in the bathroom is seriously moldy and, at best, needs to be replaced and at worst scrubbed with a mildew cleaner like Lysol mold and mildew. The in room fridge had serious condensation on the inside so we figured that it had been giving them issues. It wasn't until the next morning that we noticed the patch job in the ceiling over by the door that it occurred to us that that is the bathroom of the floor above us and that there was a major leak that way. Overall, I have paid less for better rooms and if there had been an option, I would have asked for a different room. If not for the fact that we knew we would not be getting a refund, we probably would have left and went somewhere else. The staff were wonderful to interact with, but the room itself was not worth the visit. Its a flip coin or maybe a desperate act that will get us to book there again. Oh! Major gap in the door and the glass in the window to the room was cracked! Shower head was gross and growing stuff too.

I traveled to Festus for a car show and needed a budget-friendly hotel near local amenities. While this property met that basic requirement, nearly every other aspect of my stay was a disappointment—and at times, unacceptable.
To start, the hotel was unbearably hot inside. There was no functioning indoor air conditioning, and the common areas remained well above 80 degrees throughout my stay. Check-in was quick, but the front desk staff seemed unfamiliar with the facility—unable to even direct me to the pool, which I never located due to the complete lack of signage.
The complimentary breakfast was, frankly, insulting. The food options were minimal and unappetizing—particularly the English muffins, which were so hard they could double as hockey pucks. The oppressive heat made it nearly impossible to sit and eat in the dining area anyway.
My room, while clean, was far from comfortable. The mattress was extremely hard—comparable to sleeping on bare concrete—and the cramped toilet and shower area offered no room to move. Several cockroaches were spotted both in my room and in common areas, raising serious concerns about cleanliness and maintenance.
While I understand the hotel is currently under construction and the staff I interacted with were courteous, that alone cannot excuse the overall experience. The current conditions are simply not acceptable for paying guests.
I had high hopes for this location but left deeply disappointed. Unless you have absolutely no other options within your budget, or until after renovations are fully completed (well beyond 2025), I strongly advise against staying here. I will not be returning.

RReedPThis is the 3rd time I've booked our family to stay here. Obviously they're doing something right... Well lots of things. I didn't get any pics this time, but believe me that the room was clean and ready when we arrived. We needed the bedding to be feather/down free due to allergies.
Breakfast was standard and easy to eat; prepackaged waffle, biscuit and gravy, turkey and pork sausages, eggs, cereals, breads, etc.

TTài khoản kháchWe seriously loved this place!! Other than the fact it just LOOKED like a cool place to stay from the pics, it actually was a really cool place to stay. My 10 and 14yr olds, my husband and I stayed for this visit. Husbands aren't that cool so he didn't really care lol ;). But me and my 2 girls absolutely loved riding in the elevator. You can pay more for a higher room and more for a room with an indoor balcony. We did neither but were lucky enough to get up on the 4th floor. The elevator is activated with your room key, and you can only go on the floor your room is, the lower level with the pool and dining and the main level (entrance), so no fun rides to the top lol. The room was clean and spacious. It didn't smell. The beds seemed clean as well as the bathroom. We LOVED the atrium feature, getting up at 6am to swim while being able to look at the sunrise and the clouds was so much fun. My girls and I decided when we come back to the area that we want to stay here EVERY TIME lol. Complaints are minimal and they are made up by how much we enjoyed the hotel.
Didn't care for having to pay to park at the hotel. There are free spots but that is very limited.
The water looked kinda cloudy... Which made me feel a little weird, but we got in anyways and had a blast. The floor of the pool is very...scratchy and easy to cut yourself on. My daughter scaped her elbow on it and when she got out it started bleeding a little. They need to refinish the lining of the pool for sure. However, the pool was heated and we appreciated that.

TTài khoản kháchFirst the positives - the staff was very nice and the breakfast was okay. Now the rest of it. My room was not cleaned the entire time I was there. Apparently, even if you want your bed made, you must request it each day. It was written on one of the many pieces of paper they gave me and I missed it - my bad. Now, let's talk about the rooms. This was one of the worst rooms I've ever been in. I had booked a queen room and when I checked in, I was told I was upgraded to a king suite. They put me in a king handicapped room. It had a bathroom, a bed, 2 nightstands, a dresser and a chair. There was no table and there was no desk. I had to work while I was there and had no place to put my computer. Necessity is the mother of invention so I ended up putting my computer on the ironing board which I set-up next the only chair in the room. Speaking of work, the internet was down all of one of the days I was there. Additionally, at least one of the elevators wasn't working every day. I used the pool and it was very unpleasant. It looked like it hadn't been updated in decades and most of the tile trim was missing. The ”beach towels” they provided were more like hand towels.
I would not recommend this hotel to anyone - ever again. Stay away - far away.

Ggmartin212This is a very good location for downtown K.C. The hotel lobby very nice. We ate dinner at the restaurant in the hotel and the food and service were very good. The only complaint here was that the attached bar was very loud and the restaurant ambiance could be redesigned to be more comfortable and intimate. There was a group of about eight people at a large table near us that were having load discussion that was distracting for us but dealt with it.
The room was small but the renovation was very nice, bathroom was big with a nice tub/shower that my wife enjoyed a epsom salt soak. My only complaints are that there is no fridge or microwave to heat coffee. Also, they use the old style coffee two cup coffee maker as most hotels have now gone to keurigs. The hallway noise is very noticeable and the room-to-room noise is as well. We could literally hear the conversation in the next room. One thing that I really dislike is the lack of a ”do not disturb” card for the door and as expected, the housekeeper was knocking on the door at 9:00 a.m. to clean the room even though checkout is at noon! I'm sure there are much better and newer hotels but if you are looking for a reasonable place to stay in the heart of downtown K.C. this is a good choice.
