Great location, 15 min walk from Piazzale Roma , 1 minute from Station Accademia. Also very close to San Marco Piazza. If You will check before arrival at google street view there should not be a problem to find the hotel. Good breakfast, nice staff, big warm room, free beverages at you fridge .
Unfortunately hotel is on 3rd floor and the lift is very very small and very very slow.
But I recommend Hotel Palazzo Guardi

Super petit hôtel et tees bien situé à Dorsoduro. Le personnel et gentil et serviable, le petit déjeuner généreux. La literie super confortable et le rapport qualité prix très bon.

We stayed at Palazzo Guardi last week with our young daughter, in a large room with a double bed and sofa bed, both of which were comfortable. The room was up a little staircase in the back, with a large, partially covered deck with sofas overlooking an interesting array of rooftops and gardens. It was a lovely, spacious room with traditional furnishings, and the bathroom was modern and in an interesting little room beneath a slanted roof. The place had original rafters on view, which is always romantic. Breakfast (included) was in a nice dining room, and the hotel was only a 5-minute walk from the Zarette A stop, in a quieter neighborhood.

Winter stay in the room facing the canal. The Junior suite selection with breakfast
Pros:
classic venetian feel, great vibe.
Large room, Super clean & comfy
Our view was awesome; sunset, canal, tiny church.
It’s near 2 vaporetto stations (accademia & zattere)
Breakfast was filling
Staffs were helpful
Elevator availble
Heater functional
Relatively safe
!!!complimentary drinks included!!! (Fizzy drinks, beers, juices, nespresso, mineral water).
Cons
Tiny bit difficult to find
Breakfast menu repetitive (but we didnt mind)
A bit noisy at night (near to a pub frequented by uni students at night)

This was our second time and we love the real working canal view with the delivery boats and watching foot traffic. We were happy to find bacon and eggs at breakfast with many other options including brewed coffee along with hand crafted cappuccinos. It was wonderful to find the towel warmer worked!!! But it did leak. Two luggage cradles would be nicer than just the one provided. There were enough electrical outlets. We hope to return.

It was quite difficult finding the location. No one new the address! Luckily someone guessed where to go.
