The suites are very beautiful in the best place of Rome . The hosts were so wonderful they made us feel at home, Emanuele made contact with us from the minute we made the reservations and during all our stay he helped with every need we had. We feel we have real friends in Rome. We certainly recommend Piaza de Spagnia 9

This was a rare case of reality actually exceeding the photos. We were blown away by the location, views, amenities, and caliber of accommodations. It was truly a full service experience, and Franco did an incredible job planning the most unbelievable trip for our big family. It was truly the trip of a lifetime and I would highly recommend Piazzadispagna9–we miss it already!

We had an unbelievable time!! Franco was incredible!! The hotel was beautiful and the location can’t be beat!! Everyone helping in the hotel couldn’t have been nicer and more accommodating!! All the places Franco arranged for us to visit were incredible!! We can’t say enough good things about him or the amazing hospitality and hotel!!!

Piazza Di Spagna 9 felt like our private luxury residence in one of the fanciest squares in Rome, right next to the Spanish Steps. Our two bedroom suite had views over the square, a beautiful bathroom, unlimited bottled water, delicious coffee and super comfortable beds for us and our twenty-something daughters. We also had use of a shared living room and kitchen that felt like our own Roman pied a terre. Best of all was Franco and Emanuele. They treated us like family, gave us a list of their favourite restaurants, arranged private car transfers, and private tours of secret Roman gems with Marta. Franco, the owner, is a cross between a fabulous personal concierge and a family friend. We can’t recommend it highly enough — our luxurious home in Rome.

Franco, who manages this establishment, is an excellent host. The rooms are remarkable—spacious, modern, and conveniently located near key attractions. However, by definition, a hotel is "an establishment providing lobby access, a restaurant/bar, sleeping accommodations, in-room meals, and other services for travelers under one roof." Hotel Piazza Spagna does not fit this definition; rather, it offers luxurious suite accommodations with various exceptional rooms around the Spanish Steps. We thoroughly enjoyed our stay. It's important to note that while there is no lobby, restaurant, or gym, this did not detract from our experience. The place was fantastic, but I want to provide an honest review for those who might prioritize those amenities.

We just spent 10 days at Piazza Di Spagna9 with another couple. High touch service in a family friendly way. Spotless accommodations. Perfect location. We booked in July 2023 based on Tripadvisor recommendations. Franco reached out in January with information on tours and restaurants and was persistent to be sure we decided so he could set up since May busy in Rome. He arranged wonderful guides to the Vatican, Appian Way, Palazzo Colonna, and day trip to Hadrian's Villa and Villa d'Este with lunch at La Sibilla in Tivoli (I highly recommend this day outing). He set us his list of favorite restaurants from osterias and trattorias to ristorantes. We used that exclusively to select and each terrific. Emanuele did all the reservations, made changes, added lunch locations in Campo d'Fiore and Trastevere on short notice. You can trust Franco and Emanuele and they have lots of patience. They are passionate about Rome and their guests' experience. Franco surprised us on arrival with an upgrade from junior suites at #9 (which are lovely) to nearby Piazza Di Spagna 31- his new apartment with two (really) large master suites with king bed, separate sitting area, walk in closet and then shared living room (which can be a third bedroom with sofa bed and its own small bathroom), dining area and small kitchen. Could not be better. We will be back, whether for a couple of days or a longer stay with a family group.

What an amazing and luxurious 2-night stay at Piazza Di Spagna 9. It is a truly exceptional, beautiful and well-maintained property in the heart of Rome. Franco, Catherine, and Emanuele were amazing hosts. We were greeted with an expresso and cold water while our luggage was taken for us to our room. We were given a tour of the inside which included information about the amazing art and artists who created them. Franco pulled some strings and got us last minute reservations at a popular restaurant in the area called AI 34. He made sure that we asked for Ken - who took care of us with a prime outside dining location and exceptional service. The design of the reception area, the living room, rooms and inside courtyard, as well as the stunning art make this property truly unique and special. You can’t beat the views and the neighbourhood, just steps away from the Spanish steps. The common areas and the rooms were spotless inside and out. The ambiance in the common area was soothing with nice music playing. The property and neighbourhood felt safe. It was quiet in the evenings. I can't say enough about the property and the hosts. This is the best places I stayed in Rome, the owner and the staff are very helpful and accommodating. Location: superb, I cannot think of a better location actually!write in the middle of the Spanish square! Facilities and amenities: you don't need to bring anything with you, coffee, water (even sparkling) towels, lotion, shampoos, conditioners, shower gels, soaps, ironing machine, hair dryer, everything is available (good quality/brands). Cleanliness: extremely clean, neat and tidy.
