I stayed here as a solo female traveler and felt completely safe and comfortable throughout my stay. The hotel is set in a beautifully transformed basilica, located in a peaceful and quiet area of Rome. Everything was very clean and well maintained, and the bed was super comfortable. Check-in and check-out were smooth and easy, and while the breakfast was simple, it was served on a lovely rooftop terrace with a great view—such a peaceful way to start the day. There’s a direct bus that takes you straight to Termini Station, which made getting around really convenient. All in all, this is a hidden gem and a great value for the money. I definitely recommend it if you’re looking for a unique and calm stay in Rome.

Плюсы: идеальное расположение, весь центр можно пройти пешком. Отель находится в инстаграмом переулке, в старом фонде, очень атмосферно! Это помогло закрыть глаза на все минусы. Ещё - хороший сервис, отвечают быстро на сообщения в WhatsApp, приветливая девушка администратор Минусы: старый ремонт, это отталкивает! Выделите немного денег и сделайте стены снова белыми, они все поцарапанные, это сразу бросается в глаза и отталкивает. В душе плохо уходит вода, неприятно мыться даже в кроксах, стоишь в воде по щиколотку, а если бы у меня не было с собой тапочек?🤢 для одеяла хотелось бы видеть пододеяльник, а не сложенные простыни. Все минусы вроде бы мелочи, но создают отталкивающее общее впечатление. Очень жаль, ведь сервис и расположение отеля действительно хорошие, но возвращаться и рекомендовать я бы не стала.

The Prima GuestHouse is a blend between hotel and B&B. While the location beside a major road might be noisy at times, the double pane Glassdoor does a lot to reduce the noise level. It is 10min walk from Lepanto subway and highly accessible to both downtown Rome and the Vatican. Can’t compliment enough on location. The staff is very friendly and helpful but note that they are around between 8am to 8pm local time. If you need anything beyond that time, you’re out of luck. Located in a very safe neighborhood with armed security in nearby buildings. There’s an embassy on 1st floor. Breakfast is comprehensive and good quality. They give 2 bottle of water on arrival. Amenities in the room is complete.

TTài khoản kháchWe stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

NNgười Dùng Ẩn DanhVery helpful staff who handed us the keys. Nice neighbourhood very close to the St maria margiore and the termini. We didn't have any hot water problem that some other people are talking about but we could hear the noise from the hallway but wasn't too big of an issue. But recommend to book a room with ensuite bathroom cos it seems like some rooms don't have bathrooms ensuite.

TTài khoản kháchFantastic village, beautiful surroundings and very peaceful. Train station is around a 30 minute walk from the village where you can get cheap trains to Rome and the airport. Great place to get a good night’s rest and good value too. I stayed there between flights so it was convenient as it is only 1 hour 15 minutes by train to the airport. There are restaurants, plenty of toilets and even a shuttle bus. I didn’t use any of these services because I just needed to sleep but there are lots of amenities. I stayed in a basic room which had 2 beds, table, light and power socket. That’s all you need. There is a heater and blankets for when it gets cold. A generous amount of toilet paper is also provided which can be used in the shared toilets. Staff are friendly. All in all a great place to stay!

HHave to travelObjection evaluation: Firstly, the location is great. You can walk to main scenes for around 20 minutes( except Vatican, 40minutes). And the taxi fee from Termini to hotel is 10 euros. Besides, you can take taxi conveniently because there is a taxi station nearby(around 100 meters). Secondly, the “check in” session is not convenient for guests who book this hotel for just several days ago. Because there is not a email with guides and you have to explore everything by yourself. The hotel is in a building, which also contains other hotels. It’s just close to Timberland and Apple store. And you can’t open the gate because it needs a key. Luckily, we met a person who lives there and he let us in. Then you should take the elevator to 5th floor and walk downstairs for a half floor. Now you will find that you don’t have the password to get in. We knocked the door but nobody answered. So we made a phone call and sent our information by sms. And finally, later an employee came out. She is a good person and it seems like that she also does housekeeping. Thus she may not hear our knocking. The room has a beautiful view. But you can hear car horn. There were no free water, slippers or toothbrush. You need to prepare by yourself. And the bath pipe was broken and it leaked a lot of water. Also we couldn’t find the switch for exhausting fan in restroom. That is what I experienced in this hotel. Overall the hotel is fine. Hope my experience can help more people~
