Booked for a night away to celebrate a birthday. Photos do not do this place justice. Our room was enormous with the most amazing bath and an enormous bed with super comfy pillows. Breakfast was cooked to order and delicious. Great location with parking. Easy to walk into town. We noted that this is also a handy location if you were arriving by train. Will definitely return.

A perfect stay to end our Cornwall road trip. Only stayed for one night but could’ve spent a week here. Very friendly staff, perfect location, clean facilities, delicious breakfast. Would highly recommend this hotel to anyone looking to visit St Ives.

I've seldom felt so motivated to write a review of an accommodation facility. We stayed there for 4 nights and it was great! People who have criticised this place, mostly a while ago, leave me dumb-founded. Stuff about access, breakfast service, etc are all so well explained and justified, EG we were told breakfasts are cooked to order and may take a little longer. They did, and they were well worth the wait. A highlight in fact. If you've been to St Ives, you'd know you shouldn't plan movement around the town by car. Narrow lanes and tourists everywhere. Primrose House offers a rare alternative. Drive down a rather interesting one-way lane, park your car, and walk everywhere. Access to the beaches, shops, restaurants, etc is easy on foot, even for us older folks. The building is charming and well maintained, not tired at all, and the service from Mihaka and his team was friendly and efficient. I would wholeheartedly recommend Primrose House as the place to stay in St Ives.

Return visitors to this lovely b&b just behind Porthminster Beach. Once you make it down the steep single track road just leave your car and chill out. There are some great beaches, Porthminster is our favourite, and lots of places to eat in St Ives and if you fancy a day out take the open top Coastal Bus that opperates a jump on/off service all around the cornish coast. Staying at Primrose House is a real pleasure. The rooms are light, airy with good shower and a very comfortable bed. Go to sleep listening to the waves and then wake up to a fabulous cooked breakfast with a great capuccino. As you are right by the beach its quick and easy to carry your belongings down and if the weather turns chilly the mini golf is great fun. To eat we recommend The Loft and Porthminster Beach Cafe but there really are a lot of options all within a 10 to 15 stroll away. Looking forward to a return visit.

Hidden gem between St Ives and Penzance, the accommodation was excellent comfy bed. Kay, the host is lovely a nice touch was afternoon tea we found in our room on our return. The breakfast is continental and quite sufficient. It is about 10 minutes from both places, we had a great meal at the Coldstreamer Pub about 5 minutes away. Great quite area. If you stay here read the books in the window they are a great read about Cornwall. .Thank you.

We absolutely love Cornwall - St Ives in particular, and we absolutely loved staying at Primrose. Lots of parking which is great for St Ives (Even able to leave our car for a few hours once we checked out) Location was fab & only a 10 min walk into town. Primrose was chilled, cool & clean as soon as you walk through the door! Decor & vibes were 10/10 for seaside town. We stayed in Room 3 - a huge room with lovely bay windows. It was clean, bed was comfy & the shower was top notch! Breakfast was lovely, lots to choose from & freshly cooked to order. As a girl who loves a coffee - a proper latte went down a treat! (delish!) Loved the added bonus of freshly baked cookies for guests - thumbs up! Absolute 10/10 stay for us, couldn’t complain at all! We will be back ☺️ Thank you

Really can’t fault this place. The rooms are lovely, the breakfast is lovely and the hosts are really REALLY nice - ever so friendly and helpful. They even make open access cookies and cake for guests. The location, which is just next to Porthminster Beach, is tops. The road access is a little hairy (one track and pretty steep), but that’s St Ives for you. Unreserved recommendation
