Rented a condo, ground level. Beautiful location, quiet location, spot for the mature crowd, nothing really here for kids / teens. Grounds pool area is well taken care of. Five minute walk to the ocean. Building four. Great neighbours. Everyone is quiet and friendly. Security regularly walks through. The condo is very nice, very clean, two bedroom, two bath. Small kitchen area but it works and not there to spend time in the kitchen. Wonderful deck area, covered, central. BBQ area - never seen anything so clean. Has a work out area but not for us while on vacation. Great weather, half hour to the airport. Five minute drive to the restaurant area or by bus, picks you up at the front gate and its cheap

I can’t stress this enough! DO NOT STAY HERE unless you’re the type that wants to read your book by the pool in an aura of tranquility. We brought out family down here to enjoy Christmas and the great weather. The weather has not disappointed but this is not an inviting place for anyone. The first night we arrived we were served with the “rules” with noise ordinances highlighted that we were asked to sign. Within a day of being here, we were served with a written warning for violating the noise policy’. Before you think we’re a loud bunch, note their noise rules state “guests should not cause unnecessary noise, disturbance, noxious odors, and shall not engage in conduct that reasonably interferes with any other resident’s enjoyment of the premises.” This clause has been used to kick us out of the pool and hot tub at 12 pm, 2 pm, 4 pm and recently 6pm While it states that quiet hours are 10pm to 8am (totally fine), we were told by the security guard that quiet hours are all the time. Moreover, if you think you are following the rules, they have more. When we complained that we were not in violation of the “rules” they gave us, they produced another 30-page set of them. They stated “it’s up to the owner to share these with renters” but regardless we enforce them (rules you will never know about) This visit has ruined our vacation. The owners are awesome but their HOA and the other residents make this an unbearable experience. Trust me. We are not a loud group. We are a big group but respectful and responsible. My favorite violation? When were we accused of having too many people on the patio as 12 of us gathered to watch a live-streamed Christmas Eve service. Really? Even that wasn’t loud.
