Bed and Breakfast St. Martin

We arrived 30 min before checkin as I had setup with Christina that am by phone, and were met by a rude, abrasive male who did not introduce himself. He was unaware of our arrangement for checkin at noon. He did allow us to drop our bags and then we checked in later. Very basic rooms, no common area to relax in. Fridge in room hardly cools water. My bathroom fan cut out the breaker in my room! AC was turned off on our leaving for the day. Very basic self serve breakfast (unhealthy white bread/packages of cheese slices/one pkg ham), small yogurts, instant coffee. Male would arrive around 7:30-8 a.m. to make coffee and deliver one croissant per guest. Little to no interaction on this man's part. We heard noise all night in the walls and suspect ?rodent activity though none seen. Worst of all was the front door to the street did not pull shut, and we found it wide open on three occasions. We had a discussion with a resident in the building, she said this is a known problem. As this B&B is what we would call a "sketchy" area, known crime area, near a train station, we had concerns about this. It is a 5 minute walk to the Roma Termini station, which is handy. Just do not walk around the area at night (+++police activity, open bottles of alcohol on street, loitering men in groups, and so on)
