Unfortunately, my experience at this B&B was very disappointing, despite a couple of positives. The location is good, and free parking right outside was a definite plus after a long and hot journey. However, on arrival, I couldn’t get in touch with the owner — no response to calls — and had to wait outside for 45 minutes before the daughter appeared I had requested a room with two beds, but only one was made up. Three hours later, I saw Andy, the owner. He was very rude and had an abrupt manner . There was no mention of breakfast — surprising for a B&B. In short, poor communication, unwelcoming attitude, and lack of basic hospitality made this a stay I wouldn’t repeat or recommend.

This place is in an ideal location close to the centre of Keswick. Lovely newly furnished large bedroom room and bathroom with walk in shower. Tea and coffee making facilities with fresh milk available in the fridge. Very comfortable and warm room and a helpful and friendly owner a very relaxing couple of days. Recommend without hesitation.

A lovely two night stay in October. The owner made us feel very welcome. Situated in a great location with the shops and park on the doorstep and hikes a short walk away. The hotel is modern in appearance and great attention has been given to the essentials. From the very comfy beds with outstanding pillows, the large bathroom with quality shower, local toiletry products that you want to use and a branded coffee machine. Breakfast wasn’t an option but this doesn’t prevent a 5 star review as the family often skips breakfast or feels constrained by the serving times. Will stay here again in the future.

Absolutely perfect!!! Room was perfect, from the cleanliness to just the style of the room and so was the location. Just around the corner from the main street so quiet but quick to access the main street. Owner was lovely and very accommodating considering we were the a few hours before check-in We have been staying in keswick every year for the last 30 years and we will definitely be booking rooms 36 from now on❤️
