This property sleeps a maximum of six adults in comfort or 8 guests (adults plus children)**. View the water and passing birds from the comfort of your king-sized master bed, while cooking in the kitchen, as you eat your favorite meal at either the bar or breakfast table, or as you watch your favorite movie or sports game via cable, Roku, Netflix, Disney +, Amazon Prime, or HBO in the living room next to the glow of a cozy fireplace. Views change daily as the tides move in and out and with each season. View sunrise and sunset from our spacious, comfy, and covered deck with seating for everyone during a great meal, conversation, or game. Partake in the custom coffee and tea bar that greets you warmly each day with an invitation to sip your favorite refreshment while viewing nature's show. Order an adult beverage from the on-site bar or restaurant while enjoying the amazing beachfront views. The kids will also love their nautically themed custom bunk room with either stair and ladder access to two sets of bunk beds, and views of the fishing pond, beach, and the Gulf of Mexico. +Gain access to this third-floor coastal retreat via an elevator in the covered parking garage. The third floor allows for a quiet stay as no neighbors above you are walking around. No-contact check-in and check-out are the norm so you can arrive or leave at your convenience. The property has a king bedroom with a spa-like double-sink ensuite and a custom marble shower with rain-head and additional body jets. The bunkroom has 4 twin beds, 2 sets of custom-built bunk beds, including two adult-friendly extra-long mattresses. There is a queen-sized pullout sofa in the living room as well. Every mattress includes a three-inch memory foam mattress topper and high-end 1000 thread count combed Egyptian cotton sheets. All beds have bedside lamps and each bed in the bunkroom is also equipped with a personal charging device. Each room also has a ceiling fan, a closet and/or dresser for unpacking clothes, and a TV equipped with cable, Roku, Netflix, Disney +, Amazon Prime, and HBO. The master bedroom also includes private access to the oversized waterfront-covered deck via a private doorway. Each of the 2 baths was recently remodeled with new sinks, lights, mirrors, and quartz countertops. Each has ample storage and a hairdryer. The guest bath has a combination tub and shower while the master enjoys double sinks and a newly remodeled rain-head shower with four body jets. All guests receive a fluffy bath sheet for their in-condo use. Pool or beach towels are self provided so please bring those with you. You will also find a FULLY stocked kitchen with all the conveniences of home. Everything you need to prepare a family meal and serve it in style, is provided. We also have an over-the-top coffee and tea bar for your drinking pleasure. Appliances include a mixer, blender, toaster, skillet, Keurig coffee maker, microwave, a full refrigerator, a dishwasher, and an electric range and oven. Grills are found around the property. We do supply grilling utensils. We also do our best to keep common spices, coffees, teas, sugars, creamer, foils, wraps, bags, cleaning supplies, and Tupperware stocked. We also have bar supplies, wine, and champagne glasses for adult beverages. The breakfast room has 4 kitchen chairs and a bench that seats two. The table will seat 6 when pulled away from the wall and used with the bench. There are also 3 counter-height bar stools. The condo comes stocked with games, puzzles, and books so this table is multi-purpose and also makes a great place to set up a laptop as the view never gets old. The condo is well equipped to handle anything you need with a new full-sized washer/dryer, 3 TVs ( all have cable, Roku), Wi-Fi, a covered deck, and a lockable outdoor storage unit to hold your beach toys. Books, games, puzzles, coloring books, 4 beach chairs, a wagon, beach toys, 2 fishing poles with tackle, 2 sets of binoculars, birding and shelling guides, and a blue tooth-enabled speaker, kayaks, and bike rentals are provided for an extra fee. **Golf carts, beach covers, or bicycle rentals are available for an extra fee. For a nominal fee of $25 per person per stay, you will also have access to all the amenities at Pointe West for up to 1 week for 6 people over the age of 3 (3 and under are free). Pointe West has 2 pools (one infinity pool beachside and one lazy river bayside), 2 hot tubs, 3 firepits, a locker room and a gym, a restaurant and bar with poolside service (seasonal and independently operated), on-site bike rentals, a basketball court, a stocked fishing lake with pier, outdoor grills, and a game room with a pool table, ping-pong, poker table, shuffleboard table, and foosball ($5 fee to rent cue sticks and billiard balls and paddles etc.). We also have a new pickleball court. There are miles of green space and trails for hiking, biking, and enjoying nature. Kayaks and canoes can be launched to the BAY just a few feet from this unit and are available for use. You cannot go wrong with this outstanding family-friendly beach retreat and will have no regrets. There is a full service restaurant and bar at Point West Resort, The Pointe, (independently operated, check the website for availability). Need a quick dessert? Run over to the beachside pool for an ice cream snack. Nature's Show Reservation Guidelines: Our calendar is updated in real time & our nightly rates are accurately displayed usually up to a year in advance. Simply enter your desired dates and click "Book Now!" Taxes for stays over 30 days will not be charged. The 15% discount for stays over 30 days only applies to the months of October-February and excludes the week of Thanksgiving and the 2 weeks of Christmas Break. If you would like to stay longer than 30 days please contact us for our best available rate before booking. Checkouts, check-ins, or changeovers on Saturdays are generally not permitted and are discouraged. Your reservation will not be approved if it includes a check-in or a check-out on a Saturday. Please check with us if you would like us to consider an exception. Checkouts on the following holidays are not permitted: New Year's Day, Easter, Mother's Day, Thanksgiving, Christmas Eve, and Christmas Day as cleaning crews are not available on these dates. If your reservation is terminated on one of these major holidays you will also be billed for that evening's stay as well. Check-in time is 4:00 pm and check-out is 11:00 a.m. A change in your reservation MAY be possible if the dates you are requesting are still available and if the change is requested more than 20 days in advance. The beds accommodate 8 guests. This condo is appropriate for groups of up to 6 adults and 2 children. Groups of 8 adults will not be able to book as the upper bunks are not appropriate for adults. No Prom, Graduation, Parties, or Family Reunions. We do not have parking or plumbing to accommodate groups of over 8 in this residential neighborhood. If a reservation is made and it is later discovered that the reservation was made with the intent to have more than 8 guests on the property you will be asked to cancel your reservation. There is a Pet Fee of $100 with prior approval (for small well-mannered and well-trained dogs, under 50 pounds). We will permit up to two dogs for an additional $50 pet fee. We prefer that they be in a crate if you are not present with them. Sorry, but NO cats. TRAVEL INSURANCE IS ENCOURAGED especially in the last weeks of August and the first weeks of September as our cancelation policy is strictly enforced. If the island is closed, mandatory evacuation is required, or short-term rentals are canceled on the island, we will offer to reschedule your trip for the remaining days of your stay. + Please note that this home's elevators are sometimes, although rarely, out of service and this is beyond our control. As a result, this property may not be suitable for elderly guests or those with limited mobility. No refunds will be provided if the elevator is out of service.
