Two plush queen beds and a small private balcony to enjoy sunrise and sunset, in room coffee maker/keurig, refrigerator, jetted jacuzzi in bathroom and work desk. This cozy room will have you never wanting to leave the beach. Building is beachfront, beach access is currently next to the building. Unit is ocean view. ***INDOOR POOL AND ONE OUTDOOR POOL , PARKING GARAGE, TIKI ARE CLOSED. BAR AND BEACH ACCESS FROM POOL DECK CLOSED DUE TO HURRICANE DAMAGE, NO RE-OPEN DATE AT THIS TIME 5/24/2025 PARKING GARAGE CLOSED SO PARKING WILL EITHER BE IN LOT AT BUILDING OR IN CONTRACTED LOT ON A1A. PLEASE SEE PICS OF PARKING DIAGRAM IN LISTING. Please note, prices have been discounted to reflect current status of building. NO FURTHER DISCOUNTS OR REFUNDS will be given to stay due to lack of amenities, condition of building, and parking situation. We cannot be help responsible if lots get full***** Damage Waiver Disclaimer: I. AGREEMENT On behalf of the property manager, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of God 2. Prior damage, cosmetic damage, or normal wear and tear 3. Theft without a valid police report if over $250 4. Loss of use of the vacation rental property 5. Rodent, termite, infestation, or wild animal 6. Damage to a motorized vehicle 7. Fine art, collectibles, or sets of items This Waiver will not pay for damage or theft of property owned by You. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown. III. CONDITIONS Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property. Waivo will not respond to damage or theft under $50 US dollars. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property. Provided: 3 rolls toilet paper, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin. Outdoor pool area and beach access were damaged by hurricane so until that is fixed guests will be refunded all resort fees. This is a non-smoking unit-we don't care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It's Florida, this is non-negotiable so please understand. As a guest of the property manager, you will be part of the Resort VIP Package which offers numerous benefits. During Fall 2022 the outdoor pool area will be being renovated due to damage by Hurricane Ian. Indoor amenities are open, however, all guests will be refunded their resort fees during this time. We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions: 1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used. 2. Turn off all lights, fans can be left on. 3. Turn off TVs, coffee makers and other electronics. 4. All dishes should cleaned of old food. 5. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand). 7. Empty any outdoor ashtrays, clean up any cigarette butts. 8. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night. 9. Make sure keys are left ($50 per key replacement) and garage remote and/or parking pass left on counter ($100 replacement fee). 10. Wipe down countertops and leave home the way you found it. 11. Turn A/C to 78 degrees prior to departure. 12. Drive or fly home safely and come back and see us soon! We work really hard to keep the unit fully stocked with everything you need to enjoy your stay. We are fun and laid back company and our owners only want to host others that are also fun or laid back. We have done everything we can think of to make this unit an awesome beach retreat and we want you to have the best time ever but we'd love to hear your suggestions, too. Smoking: We take this very seriously. We don't care what you smoke, just go outside to do it. We don't mess around with this, you will lose your deposit and incur damage fees for us having to have everything (curtains, furniture, etc) cleaned if you smoke anything in the house or if you smoke near doors or windows and the smoke smell gets in the house. It's a non-negotiable so please just go outdoors to smoke and away from the doors. It's Florida so being outside enjoying the sunshine or watching one of our amazing storms can be fun! Lastly: Everyone at our company (staff and owners) really loves helping people make great vacation memories. We are human and travel too, and we try to look for the good not the bad when vacationing. The point of telling you that is that this is an awesome unit and we work really hard on it, but things can and will happen. We don't know when the microwave will break (if it does we will replace it) or if a Florida palmetto bug will sneak in the house (we are located in Florida which is a jungle..the unit is treated for pests but sometimes they will sneak in and there is nothing we can do about it). Every unit is professionally cleaned prior to check-in but if our cleaners miss something just give us a call and we will send them right back out to fix it. If things like that would bother you, then we may not be the place for you. These are things that we have experienced as well at vacation rentals while travelling and we roll with the punches and have fun. We are not in this business to be a hotel, we have a fun place for guests to stay with friends and family that is fairly priced.. if you are uptight or looking for perfection we aren't the place for you. If you are ready for fun in the sun with friends and family, adorable decor and a management company that will respond if you do happen to have any issues...book away and get ready to vacay! We've been doing this awhile and are just over uptight people that look for reasons to complain when they should be enjoying their beach vacation.
